Woodmar Historical District |
Location / Historical Significance:The Woodmar Historic District is located directly south of the Hessville section, near the southeastern most part of the city. This area was developed during the early part of the mid-twentieth century, when the city expanded to the east and south. This section of the city includes a number of substantial revival period houses located in a planned residential community setting, along with modest style middle-class residences.
The Woodmar district was the brainchild of local realtor/developer Roscoe Woods. The Woodmar area was originally planned during the middle 1920's as a very exclusive residential community with a golf course, bridle paths, train station and an airport. It was meant to rival the North Shore suburbs of Chicago.
Two expansive parkways, Baring Parkway and Knickerbocker Parkway were designed by Jacob L. Crane, city planning engineer and landscape architect. The development's innovative design also included "garden blocks", private or public parkways surrounding a building site. Strict zoning laws helped maintain the the project's residential flavor.
With the economic downturn of the 1930's, the Woodmar community development was never fully completed. Only small scattered pockets of the original plan were built. The homes located along Knickerbocker Parkway show how the plan may have looked if fully completed.

Unique architectural touch.Notable homes located along Knickerbocker Parkway include the Arthur Kuiper Home, done in the Tudor Revival style at 7035 Knickerbocker Parkway. The Spanish Eclectic style home of Roscoe Woods, the developer of Woodmar is located at 7051 Knickerbocker Parkway. The Morris Dell Plain Home, patterned after the Tudor Revival style ancestral home of George Washington's Sulgrave Manor, is located at 7109 Knickerbocker Parkway.
Other styles of homes in the Woodmar district are more typical of the city's mid-twentieth century residential architecture. These include the Bungalow, English Cottage and the Colonial Revival Cottage. Several other styles not widely seen in the city are the Lustron at 2047 and 2121 169th Street. Sears & Roebuck catalog homes at 7316 and 7322 Olcott Avenue. Also several International style homes are found scattered in the district.
